Residential Design
Residential Design includes a complete set of architectural and structural drawings for new homes and additions, Accessory apartments, finished basements, or accessory structures as required for residential construction projects in Ontario.
This service includes unlimited revisions within the original scope of work until the design is formally approved by both the client and Simpson Architecture.
Having completed dozens of these processes over the years, we save you considerable time by avoiding errors in the paperwork, which can otherwise delay your project by weeks, depending on the town’s workload. This service ensures that your paperwork is accurate from the start, minimizing delays during the initial review of the drawings.
Permit Process
The Permit Process is one of the most utilized services at Simpson Architecture. We prepare and submit all required documentation to the municipality on your behalf and guide your project through approvals with conservation authorities, the Ministry of Transportation (MTO), and any required minor variances.
We manage all municipal communication throughout the review process, addressing comments and revisions to keep your application moving forward efficiently. This hands-on coordination not only helps reduce delays, but can also save time and unnecessary costs by identifying practical solutions—sometimes as simple as adjusting the use of a room or accessory structure to achieve approval.
Structural & Code Consulting
Structural and Code Consulting is provided by Justin and Scott, who collectively bring over 40 years of experience in construction and Ontario Building Code interpretation. We offer informed guidance to help address questions or concerns related to your project, ensuring clarity and code compliance.
Where required, we can also provide engineer-stamped letters to support our recommendations and respond to municipal or site-specific requirements.
3D Renderings
3D Renderings are an effective way to visualize and showcase your project before construction begins. This service is popular for new homes, additions, and townhouse developments. Using detailed computer-generated models, we apply finishes, materials, and surrounding context to create realistic representations of the proposed design.
Subcontractor Co-ordination
Consultant Coordination is a key part of our services. Over the years, Simpson Architecture has built strong working relationships with a range of trusted consultants and subcontractors. As required by the governing authorities, we coordinate HVAC design, civil engineering, structural engineering, truss and floor manufacturers, and septic design to support your project.
We do not receive any financial benefit from these partnerships—our focus is solely on ensuring your project is well-coordinated and positioned for success. By leveraging established professional relationships, we help streamline communication, improve efficiency, and support a smoother approval and construction process.
